Filipinos in UAE are the most active buyers of Philippine properties, Ayala Land records 159% growth in UAE in 2021

Filipinos in the UAE are the most active buyers of Philippine properties. This is according to the President of Ayala Land International Sales Inc. (ALISI) Anna Tatlonghari, who revealed to The Filipino Times that the UAE has bested all other countries in their international operations.

“As of mid-November, ALISI’s UAE sales posted growth of 159 per cent compared to the previous year, the highest growth among all countries where ALISI is operating. The next two countries posting strong growth in sales are the USA at 76 per cent and the UK at 73 per cent,” said Tatlonghari.

She underscored that many Overseas Filipino workers have decided to pursue their dreams of getting their very own house and lot or condo units in the Philippines as their investment for their families back home.

“Our mid-market brands AVIDA and AMAIA are performing very strongly in the Middle East region from the Overseas Filipino Workers. We also noted a market for our higher brands ALP and ALVEO primarily from the higher-income Pinoy expats. This is primarily due to the very favorable employment opportunities available to the Filipinos in the region,” said Tatlonghari.

With a 100 per cent rate of individuals who have taken at least one dose of UAE-approved COVID-19 vaccines, Filipinos and expats in the UAE feel safer, thus building business confidence back to pre-pandemic levels. Tatlonghari is optimistic that this trend, along with the UAE’s assistance for international brands to grow in their region, will spur their sales to improve even more for the upcoming year.

“It is very favorable to do business in the UAE because of the ease of doing business. It was easy for us to set up our first Ayala Land International office in the Middle East Region in Dubai, UAE. This provided assurance to our Filipino clients as they deal with us. Moreover, the policies of the government are rather uncomplicated, making compliance easier. The UAE is also travel-friendly so it is easier to send our members to assist Pinoys as they decide to invest in an Ayala Land property. More importantly the labor protection policies are very strong so Filipinos feel safe and secure working and doing business in the UAE,” said Tatlonghari.

Start them young

ALISI also noticed that the younger generation of OFWs in the UAE are now engaging themselves in purchasing property back home in the Philippines as early as they can. Indeed, a recent study from The Filipino Times titled: “Filipinos’ consumer and business confidence in UAE at an all-time high”marked that the average age of overseas Filipinos in the UAE is now in the ‘millennial’ bracket.

“We noted that Filipino buyers from the UAE are getting younger. I would attribute this to their deeper sense of financial literacy. Perhaps they also learned from their parents who are also OFWs. I am also aware of the different Filipino groups advocating financial literacy which we have been supporting. And also because of the very favorable employment and business opportunities they have in the UAE,” shared Tatlonghari.

In line with this ALISI created several payment options and began more awareness campaigns to help these young and driven OFWs to make the decision to commit to invest in the Philippines.

“We have launched online presence to spread awareness of the Ayala Land brands in the UAE. The Ayala Land brands ALP, ALVEO, AVIDA and AMAIA have also launched very flexible payment terms to encourage more Filipinos to start investing in their own Ayala Land property. Moreover, we simplified our processes on payment and documentation to make sure we accommodate more international sales from the UAE,” said Tatlonghari.
